Biographical/Historical:     Taylor County was created by an act of the Florida Legislature on December 23, 1856 (Chap. 806, Laws).  It was formed from the southwestern portion of Madison County.  The Clerk of the Circuit Court in each county serves as the official custodian of deed, marriage, and probate records.
Summary:     This series consists of a microfilm copy of the deed records for Taylor County, Florida from 1856 to 1957.  The documents include direct and indirect indexes to records (1856-1957), deed record books (1871-1887), instruments filed for record (1919-1937), tax sales (1887-1916) and mortgage records (1875-1903).
    In the broadest sense, a deed (or conveyance) is a legal instrument by which real property is transferred from one party to another.  Deed books contain many types of title conveyances and contracts.  Among the most common types are warranty deeds, quitclaim deeds, and deeds of gift.
    A mortgage is a conditional transfer of legal title to real property as security for payment of a debt.  It is much like a deed in its form, but if the conditions prescribed within are met the conveyance becomes void.
    Land could be sold for taxes at auction by the county tax collector, if real estate taxes had not been paid by the first of April of any year.  The records of sales include the certificate number, description of the land, number of acres, name of owner, assessed value, taxes and expenses, to whom it was sold, date of redemption or sale of certificate, by whom redeemed or by whom purchased, and if deeded, to whom.
