Putnam County was created by an act of the State Legislature on January 13, 1849 (Ch. 280, Laws). It was formed from western Saint Johns County, northeastern Alachua County, northeastern Marion County, and northwestern Orange County. From 1849 until 1887, the boundaries of Putnam County were altered slightly by the Legislature several times: in 1868, the boundary between Putnam and Saint Johns counties was changed (Ch. 1673, Laws); in 1883, the boundary between Putnam and Clay counties was changed (Ch. 3469, Laws); and in 1887, the boundary between Putnam and Marion counties was changed (Ch. 3767, Laws), leaving Putnam County with its present day boundaries. The Clerk of the Circuit Court in each county serves as the official custodian of deed, marriage, and probate records.
Summary:
This series consists of a microfilm copy of the deed records of Putnam County, Florida, from 1849 to 1938. The series includes general indexes to deeds by grantor and grantee (1849-1938), deed record books (1849-1887), and grantor and grantee indexes to mortgages (1849-1938). In the broadest sense, a deed (or conveyance) is a legal instrument by which real property is transferred from one party to another. Deed books contain many types of title conveyances and contracts. Among the most common types are warranty deeds, quitclaim deeds, and deeds of gift.
The indexes to conveyances (deeds) and mortgages are similar in content. They are arranged alphabetically and list the name of the grantor or grantee, date, name of the other party, type of instrument, the book and page on which the deed or mortgage is recorded, and a brief description of the property.
A mortgage is a conditional transfer of legal title to real property as security for payment of a debt. It is much like a deed in its form, but if the conditions prescribed within are met the conveyance becomes void. The Archives does not hold the mortgage record books indexed by this series.
