Biographical/Historical:     Marion County was created by an act of the Legislative Council on March 14, 1844.  It was formed from a portion of Alachua County and part of the now non-existant Mosquito County.  Marion County's boundary was altered in 1853 when the southern portion was used for the creation of Sumter County.  The boundary was altered again in 1877 when a northwest portion was annexed into Levy County.  The Clerk of the Circuit Court in each county serves as the official custodian of deed, marriage, and probate records.

Summary:     This series consists of a microfilm copy of the deed records of Marion County, Florida from 1844-1928.  The series contains an index to deeds (1844-1928) deed record books (1844-1903), an index to mortgages (1869-1885), mortgage records (1869-1885), an index to tax deeds (1867-1889), tax deed record books (1867-1889), and land patent records (1886-1927).

In the broadest sense, a deed (or conveyance) is a legal instrument by which real property is transferred from one party to another.  Deed books contain many types of title conveyances and contracts.  Among the most common types are warranty deeds, quitclaim deeds, and tax deeds.  A mortgage is a conditional transfer of legal title to real property as security for payment of a debt.  It is much like a deed in form, but if the conditions prescribed within are not met the conveyance becomes void.

Book 1 of the General Index to Deeds contains an index to deed record books A-M.  Book 2 indexes deed records books N-Z.  Book 3 indexes deed record books 27-57 including some entries from books X-Z as well.  The index to mortgage records is not arranged in a usable fashion.
