Biographical/Historical:     Clay County was created by an act (Ch. 866, Laws) of the State Legislature December 31, 1858.  Originally part of Duval County, Clay annexed a portion of Putnam County in 1883 (Ch.3469, Laws). The Clerk of the Circuit Court in each county serves as the official custodian of deed, marriage, and probate records.
Summary:     This series consists of a microfilm copy of the deed records of Clay County, Florida, from 1871 to 1915.  The series includes deed record books (1871-1892), general direct and indirect indexes to deeds (1871-1915), and mortgage records (1885-1903).  In the broadest sense, a deed (or conveyance) is a legal instrument by which real property is transferred from one party to another. Deed books contain many types of title conveyances and contracts.  Among the most common types are warranty deeds, quitclaim deeds, and deeds of gift.
    Deed record books Q-U consist entirely of warranty deeds for which the Belmore Florida Land Company is the grantor.  Deed record books V and X consist entirely of warranty deeds for which the Tropical Land Company is the grantor.  In addition to the general indexes, most of the deed record books contain an internal index.
    A mortgage is a conditional transfer of legal title to real property as security for payment of a debt.  It is much like a deed in its form, but if the conditions prescribed within are met, the conveyance becomes void.  The mortgage records are indexed.
