Biographical/Historical:     Jefferson County was created from the eastern portion of Leon County on January 6, 1827 by an act of the Legislative Council. Jefferson's northwest boundary with Leon County and its northeast boundary with Madison County changed slightly several times throughout the 1800s.  The Clerk of the Circuit Court in each county serves as the official custodian of deed, marriage, and probate records.
Summary:     This series consists of a microfilm copy of the deed records of Jefferson County, Florida, ca. 1825 to 1935.  The series includes deed records (1827-1900); grantor indexes to deeds (1827-1933); grantee indexes to deeds (1827-1933); lists of land sold for taxes (1861-1923); tax deed records (1889-1935); and a tract book (1825-1871).
    In the broadest sense, a deed (or conveyance) is a legal instrument by which real property is transferred from one party to another.  Deed books contain many types of title conveyances and contracts.  Among the most common types are warranty deeds, tax deeds, quitclaim deeds, and deeds of gift.  Deed books V-Y contain indexes.  Deeds are primarily arranged chronologically by the date the deed was recorded rather than the date it was granted.
    The lists of land sold for taxes record lands auctioned by the county tax collector for delinquency on real estate taxes.  The records of sales document the certificate number, description of the land, number of acres, name of owner, assessed value, taxes and expenses, to whom it was sold, date of redemption or sale of certificate, by whom redeemed or by whom purchased, and if deeded, to whom.
    Tract books document the sale of public land and include a description of the tracts, name of the purchaser, date of purchase, to whom patented, and the date of the patent.  The tract book is arranged by township and range number.
